Resale flats in Ghaziabad’s established societies – Indirapuram, Vaishali, Vasundhara, Kaushambi – are popular because you can see exactly what you are buying and move in quickly. The trade-off is paperwork: you are taking over a property with a history. This checklist walks through the order most buyers follow.

1. Shortlist on facts, not photos

Compare listings on carpet area, floor, facing, age of the building, parking and monthly maintenance. Price per square foot is useful, but only when you compare the same type of area – super area prices and carpet area prices are not comparable.

2. Visit twice

Visit once in the daytime to inspect the flat and once in the evening to check traffic, parking and noise. Talk to the society office or the guard about water supply, power back-up and any pending maintenance dues.

3. Ask for the document set

  • The registered sale deed in the seller’s name and the previous chain of documents.
  • The builder’s allotment letter and possession letter (for first resale).
  • Up-to-date property tax, electricity and maintenance receipts.
  • A no-dues certificate from the society or RWA.
  • If there is a home loan on the flat, a loan statement and the bank’s letter for closing it.

4. Get a lawyer to check the title

A property lawyer can search registration records for the last several years, confirm that there are no encumbrances, and check that the seller has the right to sell. This is the single most valuable fee you will pay.

5. Agree terms in writing

Pay a small token only against a written receipt that lists the price, what is included (fittings, wardrobes, parking), the timeline and what happens if either side backs out. Then sign an agreement to sell before paying a larger advance.

6. Registration and transfer

Pay stamp duty and registration charges at the sub-registrar’s office, register the sale deed, and then apply to the society, the electricity department and the property tax office to transfer everything into your name. Keep copies of every application.
