Carpet area, built-up area and super area – what is the difference?

Carpet area, built-up area and super area – what is the difference?

Listings in India quote area in different ways, and mixing them up is the most common reason buyers overpay.

Carpet area

The usable floor area inside the walls of the flat – the space you can actually carpet. Under RERA, new projects must be sold on carpet area.

Built-up area

Carpet area plus the thickness of the walls and, often, balconies. It is typically 10–15% more than the carpet area.

Super built-up area

Built-up area plus a share of common areas such as lobbies, staircases, lifts and sometimes the clubhouse. Super area can be 25–40% more than carpet area depending on the project.
