A clear rent agreement prevents most landlord–tenant disputes. Whether you are renting a 2 BHK in Indirapuram or a room near Laxmi Nagar metro, these are the points to settle before you move in.

What the agreement should say

  • Monthly rent, the due date and how it is paid.
  • Security deposit amount and the conditions and timeline for returning it.
  • Maintenance charges – who pays the society maintenance, and whether electricity and water are separate.
  • Lock-in period and the notice period for either side to end the agreement.
  • The annual rent increase, if any.
  • A list of fittings and furniture included, with their condition.

Register it

Agreements for 11 months are common, but registering the agreement gives both sides stronger legal protection. Police verification of tenants is also required in most NCR districts.

Before you shift

Take dated photos of every room, check that taps, switches and appliances work, and ask the landlord to fix problems in writing before you pay the deposit. Note the electricity meter reading on the day you take possession.

When you leave

Give notice as the agreement says, clear dues, and hand over keys against a written acknowledgement. Deductions from the deposit should be for actual damage beyond normal wear and tear.
